Planning a move around Madison this fall? Start with the local picture, then narrow it to the homes you would actually buy or compete against. A countywide headline can provide context, but your neighborhood, price range and property type deserve a closer look.

A quick look at Dane County

The South Central Wisconsin MLS August 2026 report shows 1,214 active listings in Dane County, up 3.3% from August 2025. The year-to-date median sale price through August was $470,000, up 4.4% from the same period in 2025.

Our reading: buyers have modestly more choice at the county level, but these figures do not establish that any particular home is cheaper or easier to negotiate on. The median is the midpoint of recorded sale prices, not a measure of how much every property has gained in value.

Buying this fall

Build a comparison around the kind of home you want. For each serious contender, look at similar recent sales, current alternatives, condition and any price changes. Ask what makes its asking price reasonable and what might justify a different offer.

Keep your must-haves separate from features you could change later. A home with dated paint may deserve a second look if the location and layout work for you. A home that stretches your budget may still be the wrong fit, even after a price reduction.

Before offering, review the full monthly cost with your lender, including taxes, insurance and any association fees. Decide how much room you want left for repairs and everyday life. That gives you a clearer limit when a home catches your attention.

Selling this fall

Start with the listings a buyer would compare with yours today. Look at how your home measures up on condition, layout and price, then use comparable closed sales to help shape the listing strategy. A county median alone cannot tell you what to ask.

Prioritize preparation that helps buyers understand the home: clear rooms, working lights, a tidy entrance and accurate photos. Discuss larger projects before spending money on them; the right priorities depend on the property and your timeline.

Once listed, review showing activity and feedback with your agent. If buyers repeatedly raise the same concern, use that information to revisit the presentation or pricing strategy.
